Start with the existing home
Walk through the layout, the area you want to expand, and how the new space should connect. Bring existing drawings or inspiration photos if you have them.
Work through the connections
Structure, rooflines, drainage, utilities, and interior circulation all need consideration. The project may require design or engineering work and local approvals; discuss those needs before setting the scope.
Plan for daily life during construction
Talk about access, temporary changes to the home, material choices, and the sequence of work. Agree on how questions and changes will be handled along the way.
Keep a little breathing room in the budget
We recommend setting aside 10–20% of your project budget as a contingency for unforeseen conditions or design changes you choose along the way. Discuss the right amount for your scope with Cory, and approve changes and their costs in writing before the extra work begins.
